Leonard Curtis has helped Leamington Spa-based app developer Appoly secure a £700,000 commercial mortgage to fund a move to expanded premises in the town.

The strategic funding solution comes at a critical time as the client faced an impending lease renewal with a significant rent increase, creating an urgent need to relocate to a more suitable property for their growing business.

After exploring a range of solutions, a mortgage provided by Allica Bank emerged as the best solution, providing Appoly with competitive rates.

Despite initial challenges — including a holiday season property search and updates to the client’s group structure requiring additional due diligence — Leonard Curtis navigated the complexities to ensure the transaction closed promptly.

Craig Jones, Funding Business Development Manager at Leonard Curtis said: “This was a complex but rewarding project, leveraging our unique market insights and strong lender relationships.

“Drawing on our team’s knowledge of both the local property market and commercial mortgage requirements, we assessed various funding options within a short period of time, engaging with multiple potential lenders to secure the best deal for Appoly’s needs.

“The right type of funding is critical for business growth and we’re thrilled to have helped Appoly secure a new property that meets their operational needs, allowing them to avoid rising rental costs and move forward confidently with their growth plans.”

James Merrix, managing director of Appoly, said: “When it came time for us to secure a commercial mortgage for the purchase of the new premises, Craig's support was invaluable.

“I've worked with Craig since the early days of our business, and his understanding of our journey made all the difference. Even after moving on to new opportunities, he reached out to offer his expertise and helped guide us through the mortgage process with clarity and dedication.

“Craig's commitment to understanding our needs and ensuring a smooth experience truly set him apart. We couldn’t have achieved this milestone without his support."

Ben Green, Senior Business Development Manager at challenger business bank Allica Bank, added, “Appoly are a fantastic Leamington Spa business and an important local employer that has seen healthy growth. Allica is delighted to support them in this next stage of their expansion.

“We are also grateful to Leonard Curtis for introducing Appoly to us. They have a long track record of delivering for their clients with expertise and market knowledge.”

The success of this project has also led to further referrals from within the client’s network, strengthening Leonard Curtis’s professional relationships with key partners in the region.
